Across Beverly Hills, buyers struggle most to find a finished, private estate in the Flats north of Santa Monica Boulevard, a mid century house in Trousdale Estates with its view intact, and a gated hillside compound in the Beverly Park area. Each of those segments trades only a handful of times a year, and the best examples often change hands before they reach public portals.

In the Flats, North Roxbury Drive and North Crescent Drive have set recent benchmarks: 1017 North Roxbury sold for $22.5 million in June 2026, and The Real Deal reported 807 North Crescent, listed just under $25 million, going into contract in March 2026. Lot sizes differ sharply by area. The Flats sit on a planned grid where depth and usable rear garden decide value. Trousdale Estates was laid out as about 410 acres in 532 lots, many shaped around views. Gated hillside enclaves offer larger, more private parcels. Always compare usable flat area, not just the gross figure. In Trousdale, a 1987 ordinance limits height to protect views, so what can be built on a parcel depends on its neighbors as much as on its size.
Architecture
The Flats mix period revival houses, traditional homes and contemporary new construction. Trousdale is known for mid century modern work by architects including Paul R. Williams, A. Quincy Jones and Wallace Neff. The hillside enclaves lean toward large contemporary and Mediterranean estates.
