Twenty million dollars buys an estate level home on the Westside, but how much house and how much land depends almost entirely on the street. In practice, $20 million typically buys roughly 8,000 to 12,000 square feet of renovated or new construction on a lot of about half an acre to an acre in a prime pocket, or a smaller, architecturally significant home with a view in the hills. A documented example: 10301 Strathmore Drive in Little Holmby, which I represented on the seller side with Zac Mostame, sold for $20,283,800 in November 2025 with 7 bedrooms, 11 bathrooms and 10,269 square feet on a 0.98 acre corner lot.

Where $20 million sits in the market
The first thing to understand is that $20 million is not a mid market budget anywhere on the Westside. In Q2 2026, Sotheby’s reported the Beverly Hills median sale price at $4.75 million and the average at $8.65 million. The gap between the two numbers tells you that a minority of very large sales pull the average up. A $20 million buyer is shopping in that upper minority, where there are fewer homes, fewer sales and more variation between them.
The same report for Holmby Hills recorded a single sale in Q2 2026, at $22.3 million. One sale is not a trend, but it shows how thin the estate market can be in any given quarter. At the very top, the numbers go much further: 71 Beverly Park sold for $63.1 million in June 2025, as reported by CNBC.
What the money buys, neighborhood by neighborhood
The ranges below are a way to think about trade offs, not price guarantees. Every estate is priced on its own comparables.
The Beverly Hills Flats
Between Sunset and Santa Monica Boulevards, the Flats offer level, walkable lots close to Rodeo Drive and the Beverly Hills Unified schools. At $20 million, buyers here are usually looking at a large new or fully rebuilt home on one of the wider lots north of Santa Monica Boulevard, with a pool, a guest house or staff quarters, and a gated motor court. Lots are more uniform than in the hills, so the house itself, its quality and its layout, carries more of the value.
Trousdale Estates
Trousdale is about view and architecture. The neighborhood was laid out on roughly 410 acres with 532 lots after Paul Trousdale bought the land in 1954, and its view protections shape what can be built. At $20 million, a buyer is typically choosing between a restored midcentury home by a known architect and a newer, larger contemporary build, both oriented to city or ocean views. Public sale data for individual Trousdale homes is patchy: Trulia, for example, shows a 2026 sale at 410 Trousdale Place for $46.95 million, which I have not verified against a primary record. Use any single figure with care.
Beverly Park and the hills north of Sunset
Gated communities and the hillside neighborhoods north of Sunset offer the most land and the most privacy. At $20 million, a buyer may find a well located estate that needs updating, or a smaller modern home with significant views. Holmby Hills and Little Holmby
West of Beverly Hills, Holmby Hills was laid out from roughly 400 acres bought by Arthur Letts Sr., with lots of up to about 4 acres. Little Holmby, its neighbor to the south, has smaller but still generous lots on quiet, tree lined streets close to UCLA and Westwood. This is where the Strathmore benchmark sits, and it shows what $20 million can buy here: a substantially rebuilt English Country estate, rebuilt to the studs by architect Richard Manion and builder Richard Holz, on nearly an acre.

Bel Air
Bel Air’s large hillside lots and the gated East and West Gate areas give a $20 million buyer real choice between a view estate and a larger, more private compound. Pricing in Bel Air swings widely between quarters, so recent comparable sales on the specific street matter more than neighborhood medians.
Brentwood, for comparison
Buyers who start in Beverly Hills often compare Brentwood. A useful reference is 634 Moreno Avenue, a 2025 build with 7 bedrooms, 9 bathrooms and 8,990 square feet on about a quarter acre, currently offered at $15,995,000 through Carolwood Estates. It illustrates how a new contemporary home with a smaller lot prices below the $20 million line on the Westside.

Because it is a sale I worked on and the details are public, Strathmore is a useful case study for what this budget buys.

- List price: $21,995,000, listed September 2, 2025, roughly 64 days before closing, according to listing records.
- Home: 7 bedrooms, 11 bathrooms, 10,269 square feet, originally built in 1937 and rebuilt to the studs.
- Land: a 0.98 acre corner lot of about 42,887 square feet.
- Price per square foot: about $1,975, as reported by The Real Deal.
- Market significance: The Real Deal reported it as the priciest sale ever recorded in Little Holmby.

What usually comes with a home at this level
Expect most homes around $20 million to include several of the following, and decide early which ones you would not give up:
- A gated entry and motor court with multiple garage spaces.
- A pool and spa, often with a pool house or outdoor kitchen.
- A guest house or staff suite.
- A gym, screening room, wine storage or spa rooms.
- Smart home, security and generator systems.
- A primary suite with separate dressing rooms and baths.
The features are similar across neighborhoods. What changes is land, views, privacy, age and quality of construction.
The costs buyers miss at $20 million
Transfer taxes
Location changes closing costs dramatically. Holmby Hills and Bel Air are neighborhoods of the City of Los Angeles, where Measure ULA applies to sales within city limits. For transactions closing after June 30, 2026, the reported thresholds are $5.4 million at 4% and $10.9 million at 5.5%, in addition to existing city and county transfer taxes. On a $20 million sale, 5.5% works out to about $1.1 million. Who pays is negotiated in the contract. The City of Beverly Hills is a separate city, so the same budget can carry very different costs depending on which side of the line a home sits. Confirm the details with your tax and legal advisors before you write an offer.
Property taxes, insurance and running costs
California property taxes are reassessed on purchase, so a $20 million purchase sets a new, much higher tax base. Insurance in the hillside and wildfire exposed areas is a real underwriting question and can affect both cost and availability. Estates also carry staff, landscaping, security and maintenance budgets that should be planned before closing.
