Los Angeles Off-Market Properties: How Private Homes Are Bought and Sold

What off-market property means in Los Angeles, where private homes come from, how buyers get access, and how sellers sell quietly under the 2025 rules.

Los Angeles off-market properties are homes you can buy without ever seeing them on Zillow, Redfin or the public MLS. They exist across every luxury neighborhood, from the Beverly Hills Flats to Malibu, and they move through private brokerage networks, agent to agent conversations, developers and owners who would sell for the right offer. If you want access, the path is a precise brief, proof that you can close, and an agent who works those channels every day. If you can’t find it, I’ll go find it.

What off market means in Los Angeles

“Off market” is used loosely, and the distinction matters because each type of home is found in a different way.

Office exclusives and delayed marketing listings

Under NAR’s Multiple Listing Options for Sellers policy, announced March 25, 2025, a seller can keep a home off the public MLS as an office exclusive, or delay public marketing, after signing a disclosure. These homes are shared inside the listing brokerage and with selected buyers. When the listing brokerage is a large luxury firm, that private audience can be very significant.

Brokerage private inventory

Large luxury brokerages run private networks where agents share homes that are not public. The Real Deal reported in May 2025 that Carolwood Estates launched a Los Angeles pocket listings portal with more than $1 billion in inventory. As a Carolwood agent, that network is one of the first places I look for a client.

Homes before launch

Many homes are being photographed, staged or finished weeks before they appear publicly. New construction is often available to the right buyer before the developer ever schedules a launch.

Homes that were never listed, or listed and withdrawn

Some owners will sell only if the right buyer appears at the right number. Others listed, withdrew, and are still open to a conversation. None of these homes appear in any search, and they are found only through outreach and relationships.

Why so many Los Angeles homes trade privately

At the top of the market, privacy is part of the product. Owners include public figures, executives and families who do not want photographs of their bedrooms online, open houses, or a price history that follows them. Some want to test a number quietly before deciding whether to sell at all.

There is also a practical reason. A luxury home that sits publicly for months can become stale, and price reductions are visible to everyone. Where Los Angeles off-market properties are

Private homes exist in every luxury submarket, and each behaves differently. Public numbers give useful context for how much inventory is visible.

  • Beverly Hills. Sotheby’s International Realty counted 169 listings and 73 closed sales in Q2 2026, with a median sale price of $4.75 million. Private and unlisted homes sit on top of that public count. Within the city, the Beverly Hills Flats are where large lots are hardest to find.
  • Holmby Hills and Little Holmby. Estates rarely change hands at all. In November 2025, 10301 Strathmore Drive sold for $20,283,800, which The Real Deal reported as the priciest sale ever recorded in Little Holmby.
  • Bel Air. Sotheby’s reported a median of $3.6 million in Q2 2026, with the top of the market trading far above it, often with very little public exposure.
  • Brentwood. A family market where turnkey homes with flat yards are in short supply. Sotheby’s reported a $2.46 million median in Q2 2026.
  • Pacific Palisades and Malibu. Sotheby’s reported a $3.15 million Q2 2026 median in the Palisades and $4.85 million in Malibu. Both markets are shaped by rebuilding after the January 2025 fires, which makes private conversations with owners and builders especially valuable.

How I source off-market properties

When a client cannot find what they want on the market, that is where my work really begins. A search is not a filter on a website. It is active sourcing across every channel at once.

  1. Carolwood’s private network. Private listings, internal opportunities and homes being prepared for launch.
  2. Relationships with top agents. The agents who represent the city’s significant homes often know which owners are open to an offer.
  3. Developers. New construction and spec homes, sometimes available before marketing begins.
  4. Homeowners and past clients. A trusted circle that shares opportunities early.
  5. Withdrawn and expired listings. Homes that left the market but whose owners may still sell.
  6. Direct homeowner outreach. Discreet letters and conversations with owners of homes that match a client’s brief exactly.
  7. International relationships. Buyers, sellers and advisors abroad, which matters for owners who live part of the year elsewhere.

How to get access as a buyer

Private sellers protect their privacy, so they share details with buyers who are prepared. Three things change how quickly you are shown homes.

A precise brief

“Five bedrooms in Beverly Hills” describes hundreds of homes. “A flat lot of at least half an acre north of Sunset, turnkey, with a guest house, ready within six months” describes a handful, and lets me approach their owners directly. If your search is very specific, tell me exactly what you are looking for.

Proof that you can close

A lender letter or proof of funds, shared with your agent, lets them vouch for you. For many owners of private homes, a credible buyer is the reason to have a conversation at all. Cash buyers move fastest, but a well documented financed buyer is welcome too.

Patience and speed, at the right moments

Sourcing a home that is not for sale can take time. When the right home appears, the decision often needs to happen quickly, before the owner changes their mind or the home goes public.

Questions to ask before you pursue a private home

Off-market opportunities can move quickly, and the information around them is thinner than a public listing. These are the questions I work through with every client before we go further.

Why is the owner selling privately? Privacy, a quiet test of price, timing around a move, or a home that is simply not ready for public marketing. The reason shapes how to approach the owner and what kind of offer will resonate.

What do we actually know about the home? A public listing comes with photographs, disclosures and a full marketing package. A private home may come with a few images and a conversation. Inspections, permit history and title review matter even more, and the timeline should leave room for them.

How does it compare with what has sold? Without public competition, the comparison set is recent sales, pending deals and the private trades an agent can see. That is where a realistic number comes from.

Who else knows about it? A home shown to three buyers is a different negotiation from one shown to thirty. Knowing the size of the audience helps decide how fast to move and how strong to open.

What happens if we wait? Some private homes go public within weeks, and the dynamic changes once they do. Others stay private for months. Understanding the owner’s plan is part of the strategy.

Clear answers to these questions protect you from overpaying for the privilege of privacy, and they make you the buyer an owner trusts.

How off-market pricing works

A common assumption is that off market means a discount. The data does not support that as a rule. Zillow’s national study of 2023 and 2024 sales found that homes sold off the MLS had a median sale price 1.5% lower than comparable MLS sales. That is a national figure across all price points, not a Los Angeles luxury benchmark.

In practice, private luxury deals are priced on their own facts: the scarcity of the home, how motivated the owner is, and how many qualified buyers know it exists. A unique estate offered privately to a small group can trade above what a public listing would have achieved, simply because the right buyer saw it first and acted. A home whose owner wants a quiet, certain sale may trade more modestly.

Before you offer, compare the home against recent sales, pending deals and the private trades your agent knows about. I prepare this analysis for every client before an offer, and the same discipline applies to listed homes.

What sellers should know about selling privately

Off market is a strategy, not a default. It suits owners who value discretion, who want to test a price quietly, or whose home is so specific that a targeted group of buyers is more useful than broad exposure.

The trade off is reach. A private sale shows the home to fewer buyers, so it depends on the strength of the network behind it. Carolwood’s reach, my own buyer relationships and direct outreach are what make a private sale realistic rather than hopeful. If the right buyer is not in that circle, public marketing may serve you better, and I will tell you so.

Sellers inside the City of Los Angeles should also plan for the Measure ULA transfer tax on qualifying sales, which applies whether a home sells publicly or privately. Your escrow officer and tax advisor can confirm the current thresholds for your closing date.
