The record

On November 5, 2025, 10301 Strathmore Drive closed at $20,283,800, roughly $1,975 per square foot. The Real Deal Los Angeles reported it as the priciest sale ever recorded in Little Holmby. Yasmine Benmaiza and Zac Mostame of Carolwood Estates represented the seller.

The estate

Built in 1937 south of Sunset Boulevard and steps from Holmby Park, the house sits on a 0.98 acre corner lot behind gates. It was taken down to the studs and rebuilt by architect Richard Manion and builder Richard Holz, pairing English Country proportions with modern systems throughout.

The formal living room opens through French doors on both sides to the gardens, anchored by a Chesney’s marble fireplace set with Brazilian blue sodalite. A mahogany paneled library holds a second Chesney’s fireplace. The kitchen sits beneath skylights around a steel and brass range hood that took more than a year to make by hand, with a butler’s pantry and a sunlit breakfast room beside it.

Each of the seven bedrooms has its own bath, finished in marble slab, onyx and Studium NY mosaic. The primary suite adds a private terrace, a fireplace, and two marble baths with heated floors and a steam shower.

The grounds

Paths wind through a botanical garden with three fountains and a pond. The pool terrace holds a saltwater pool, spa, fire pit and covered pergola, and a separate dining pergola seats more than 45 guests. There is a half basketball court, a dog run, and parking for ten cars.

Why it mattered

Estates in Little Holmby rarely change hands, and no home in the neighborhood had sold for as much before this one, according to The Real Deal.
